Three Coppins Cove – General Rules of Occupation
Welcome to Three Coppins Cove. To ensure an enjoyable and safe stay for all residents and guests, please take note of the following rules and guidelines that apply to all units and occupants within the complex. By accepting accommodation at Coppins Cove, tenants agree to comply fully with these rules. Failure to do so constitutes a breach of conditions of occupation and may result in immediate termination of tenancy.
1. Booking & Additional Fees
- A refundable breakage deposit is payable per booking and will be refunded after inspection, provided no damages or losses have occurred.
- An administration fee applies per booking. A higher seasonal admin fee applies to Christmas bookings between 1 December and 15 January.
- Weekender stays apply out of season only (Friday afternoon to Sunday lunch).
- Towels are not supplied – please bring your own.
- Units are self-catering and will be cleaned before arrival and after departure. Should you require servicing during your stay, please arrange for maid service with the managing agent.
Seasonal periods are defined as follows:
- High Season: 15 December – 15 January
- Medium Season: School Holidays, Easter and Long Weekends
- Low Season: Out of Season
- Weekender: Out of Season Only (Friday to Sunday)
2. Motor Vehicles & Parking
Due to limited space within the complex, strict parking regulations apply:
- Each unit is allocated one normal-sized passenger vehicle space in its designated garage.
- No parking is permitted in the paved rear area at any time.
- Visitors and second vehicles may park on the grassed verge in front of Coppins Cove in the designated areas.
- A maximum of two vehicles per unit is allowed on the premises.
- The use of garages belonging to unoccupied units is strictly forbidden.
Please respect all common areas and ensure vehicles do not obstruct pathways or neighbouring garages.
3. Noise & Behaviour
All guests and tenants are expected to behave respectfully and considerately towards others. The following are strictly prohibited:
- Loud music, shouting, screaming, or disruptive behaviour
- Alcohol-induced noise or unruly gatherings
- Neglectful supervision of children causing disturbances
Quiet enjoyment of the property by all residents is a condition of stay. Persistent noise or misconduct will result in eviction without refund.
4. Occupancy Limits
Each unit has a maximum occupancy limit which must be strictly observed. The complex uses septic tanks that cannot support overcrowding.
- Units 2, 3, 4, 5, 8, 9 & 10 – maximum 6 occupants
- Units 1 & 7 – maximum 4 occupants
- Unit 11 – maximum 12 occupants
The above numbers include both adults and children. Overcrowding is not permitted under any circumstances.
5. Alcohol Policy
Coppins Cove prides itself on being an exclusive, family-friendly destination. Alcohol-related incidents, excessive intoxication, or disorderly conduct will not be tolerated. Breaches of this rule may result in immediate eviction and forfeiture of any payments or deposits.
6. Common Facilities
The following areas and items are considered shared facilities: gardens, garages, washing lines, and the dustbin courtyard. Please treat all communal areas with respect and consideration for other guests.
a. Gardens and Braai Areas
- The gardens and pathways are for shared enjoyment. Please respect the private areas in front of other units.
- Children should be supervised at all times.
- Store garden furniture and braai equipment under cover at night.
- Do not discard old coals in the garden – place them in a bag and dispose of them in the dustbin courtyard.
- Do not feed wildlife or leave food outside; it attracts pests and snakes.
- Smokers must dispose of cigarette butts responsibly and not in garden areas.
b. Water Usage
External showers and taps are available. Please use water sparingly and ensure taps are turned off properly after use.
c. Garages
- Washing lines provided in garages are limited – no additional lines may be installed.
- Garages may not be used for general storage or trailers.
- Trailers must be parked in the designated grass verge area outside the complex.
d. Washing Lines
A central washing courtyard is provided. No washing may be displayed on balconies or garden furniture (except beach towels).
e. Dustbin Courtyard
- Dispose of all waste in the provided dustbins and ensure lids are securely closed.
- Do not leave refuse bags on the ground – monkeys frequently overturn bins.
- If bins are full, securely wrap your rubbish and place it in the external tip container located in the general parking area opposite Coppins Cove.
7. Breakage Deposit
A refundable breakage deposit is required and is held by the letting or managing agent. The deposit covers the cost of replacing or repairing any missing or damaged items within the unit during your stay.
- Do not replace broken or missing items with mismatched pieces.
- The letting agent will supply replacement items that match the existing inventory.
- The deposit will be refunded after departure once the inspection has confirmed that no damage or losses occurred.
8. Acceptance of Rules
By submitting a booking enquiry or taking occupation of any unit at Three Coppins Cove, you acknowledge that you have read, understood, and agree to abide by these General Rules of Occupation. You further acknowledge that failure to comply may result in immediate termination of tenancy and forfeiture of payments and deposits, at the discretion of the managing agent and property owners.
Where applicable, you also agree to comply with any additional reasonable instructions issued by the managing agent to protect the safety, comfort, and quiet enjoyment of all residents and guests.
